TRICESIMO (UD) DETAILED PLAN FOR THE DRYING AREA
CLIENT: DESIGN STUDIO, Reana Del Roiale Udine
With Variant n.49 to the P.R.G.C. The municipality of Tricesimo has set aside the territory surrounding the former “ESSICCATOIO BOZZOLI”, a large 4-storey building with its massive mass, for the entire block, as a Detailed Plan. This type of proto-industrial buildings, located to the north of the central core of the country, have for vocation functions of urban pole of quality, in particular in the business sector, commercial and services.
The provisions of the P.R.P.C. substantially provide for the following interventions:
1- a pedestrian crossing between Pontebbana and Via Dei Caduti, the surface of which will be transferred to the Municipality.
2- The recovery of the “dryer” building and the demolition of the existing buildings.
The residential, office, hotel and commercial use of the new buildings, which must be such as to enhance the architectural aspects of the “dryer”.
3- creation of permanent car parks belonging to underground buildings for at least 70%,
at least 40% of the car parks serving the underground settlements.
THE PROJECT involves the construction of a semicircular square that surrounds the “dryer” and makes it visible on all sides.
From the square a pedestrian path descends towards the Pontebbana.
The building volume is concentrated in two main blocks to the north of the lot around which the access road to the open and underground car parks is organized.
Con la Variante n.49 al P.R.G.C. , il Comune di Tricesimo destina a Piano Particolareggiato, il territorio che circonda l’ex ”ESSICCATOIO BOZZOLI “, un grande edificio a 4 piani che ordina con la sua massiccia mole, tutto l’isolato. Questa tipologia di edifici protoindustriali, situati a nord del nucleo centrale del paese, hanno per vocazione funzioni di polo urbano di qualità, in particolare nel settore direzionale, commerciale e dei servizi.
Le disposizioni del P.R.P.C. prevedono sostanzialmente i seguenti interventi:
1- un passaggio pedonale tra la Pontebbana e la Via Dei Caduti la cui superficie sarà ceduta al Comune.
2- Il recupero dell’ ”ESSICCATOIO” e la demolizione degli edifici esistenti.
La destinazione d’uso residenziale, direzionale, alberghiera e commerciale dei nuovi edifici, che dovranno essere tali da valorizzare gli aspetti architettonici dell’ “essiccatoio”.
3- realizzazione dei parcheggi stanziali di pertinenza agli edifici interrati almeno per il 70%,
dei parcheggi di relazione al servizio degli insediamenti interrati almeno per il 40%.
IL PROGETTO prevede la realizzazione di una piazza semicircolare che avvolge l “ESSICCATOIO” e lo rende visibile su tutti i suoi lati.
Dalla piazza un percorso pedonale scende verso la Pontebbana.
La cubatura edificabile viene concentrata in due blocchi principali a nord del lotto attorno ai quali viene organizzata la viabilità di accesso ai parcheggi scoperti e interrati.
